Monsey, New York (Unincorporated Town of Ramapo)

A new 600 unit transit oriented development on the site of a blighted former drive-in movie theater. The project consists of a mixed-use development and roadway improvements to New York State Route 59.

The road improvements include the addition of up to 1155 feet of right turn only lanes, a new traffic signal, and signal optimization along Route 59 from Route 306 to Kennedy Boulevard.

The proposed development will consist of a six story mixed-use building with retail space on the ground floor and one- and two-bedroom apartments above, two six-story apartment buildings (one- and two-bedroom), five three story plus loft "courtyard" buildings with three- and four-bedroom units, and six three story plus loft "townhouse" buildings with one- to three-family units.

30% of the 24 acre site will be green, open space devoted to passive and active recreation.

The site is a true transit oriented development. It is designed to favor pedestrian movement over vehicular traffic, and to connect to nearby bus routes, the proposed bus rapid transit station on Saddle River Road, and adjacent shopping.

Required approvals include: creation and mapping of a new TOD zoning district and site plan approval. An environmental impact statement will be prepared and reviewed as part of the approval process.
