Town of Ramapo

Avon Gardens East is a redevelopment proposal for an existing, but unbuilt, subdivision in the Spring Valley/Hillcrest area of the Town of Ramapo.

In 2013, a use variance was granted, allowing the construction of up to 48 multi-family units on the site. However, DEC-regulated wetlands and wetlands buffer occupy about one-half of the site. Both the original subdivision and the site plan on which the use variance was granted intruded into the wetlands.

For the current proposal, the applicant avoided both the wetlands and wetlands buffer. 46 units are proposed for twelve buildings built around a loop driveway. This arrangement allowed 71% of the site to remain unpaved and green.
