West Nyack, New York

Subdivision of two existing lots into eight new residential lots. This 12.3 acre parcel includes a DEC designated trout stream along one edge. The parcel was reconfigured to avoid a stream crossing, allowing the restoration of an historic house by a different owner. In order to further protect the stream and the steep stream banks, we are seeking cluster development treatment of the subdivision. This yields the same number of lots as a standard subdivision, but reduces the individual lot sizes and has a shorter street. The result is more open space, which will be protected by the Town.
