Development of new strip retail center anchored by a Shop-Rite supermarket. The new Shop-Rite is a new 67,800 sf store, replacing an older, smaller supermarket owned by a different operator. An additional 26,000 sf is available for smaller tenant stores. The site is zoned LI (Light Industry), and required an addition to the allowed uses along with a change in the definition of one of the uses to allow the supermarket and restaurants. A court challenge was brought against the approvals, which this office defeated by a motion to dismiss for failure to name a necessary party. Required approvals included: zoning text amendments, special permit, site plan approval, sign plan approval.
